Q: Why do I need a survey?
A: There are many reasons to get a Land Survey when buying or selling a piece of property.  One of the most obvious pieces of information found on the survey is the location of fences.  Does the fence on the property encroach onto your property or does it protrude onto the neighbors property?  Also, a survey will show easements that affect the property.  There could be gas lines or other utilities running across the property that could affect the location of future structures.  Also, the survey will tell you if there are any current issues such as the building encroaching over the designated building line or worse over an existing easement.


Q: How much will a survey cost?
A: This is probably the hardest question to answer.  There are many factors that go into the price of the survey.  For instance, how far is the property from the surveyor that you have hired or is the property vacant, or covered in trees and underbrush, or have a large commercial building and other improvements.  Another factor is the size of the property.  A small residential lot can be surveyed much more inexpensively than a large commercial lot or a 100 acre ranch.
