Land Surveying
ALTA/NSPS Land Title Survey
An ALTA/NSPS Land Title Survey is required for most commercial and industrial property transactions. This survey is performed per the specifications adopted by the American Land Title Association and the National Society of Professional Surveyors.
Boundary Survey
Boundary surveys are generally associated with large acreage transactions. Likely, they will be required by your lender. We can also assist if you just need to know if a fence encroaches on your property or protrudes onto your neighbor’s property.
Mortgage/Title Surveys
These are the most common type of survey, and is often required in residential transactions by the lendor. These help determine property lines and are used to settle property and boundary disputes such as easements and encroachments. Various standards exist that Boundary Surveys must adhere to including those set forth by the Board of Professional Land Surveying the Texas Society of Professional Surveyors.
Construction Survey
New construction generally involves Construction Surveys. Construction Surveys typically involve the staking of improvements shown on construction plans.
Platting
Most cities now require a property to be platted prior to any improvements being built upon the property. This
process involves creating a map for acceptance by the City and filing at the County.

Residential Mortgage Survey
A Residential Mortgage Survey is the equivalent of a boundary survey, and is commonly referred to when dealing
with platted parcels of property. These surveys are used by title companies and mortgage companies for the
purposes of conveying or refinancing property.
Topographic Survey
Topographic Surveys are typically required for design improvements to a piece of property. Another common use is to determine
drainage patterns. These surveys involve locating all visible improvements both horizontally and vertically.
